Governance

What We Do

​Alpenwald Village is a legal entity registered as Alpenwald Village, Inc. (“AVI”) with the state of Vermont as a Domestic Non-profit Corporation. The corporation is self-governed by an elected board of directors who is responsible for enforcement of compliance with its By-Laws and Declaration of Protective Property Rights (“DPPR”). Board members establish standing committees to address particular areas of need within the community. Each property owner is a member of the corporation with voting rights, ability to serve on the Board or on a committee as long as that member remains in good standing. Please contact the Board if you have a desire to be involved.

  • The By-Laws for Alpenwald Village, Inc. may be reviewed in their entirety by clicking on button to the left. An excerpt of the most frequently asked questions pertaining to the By-Laws is as follows:

  • Voting rights, Section II B:
  • Each beneficial owner is a member of Alpenwald Village, Inc. and is entitled to 1 vote regardless of the number of lots owned. In the event of joint ownership of a parcel, only one vote may be cast. In order to vote, a member must be in good standing. Details of regular board meetings as well as the annual meeting will be posted in the Board Meeting & Minutes section of this website.

  • ​Annual Assessments:
  • The assessment will be set by the Board of Directors before the annual meeting. This amount is determined based on the current year projected expenditures combined with the previous year expenditures which include but are not limited to; maintenance of the private roads, utilities, insurance, the mailbox shed, legal and accounting fees. At this time, the annual assessment is $350.00 per lot.

  • ​Default of Payment:
  • A member is in default and not in good standing when payment is delinquent over 90 days.
  • ​Member shall not have membership rights of any kind, including voting, until delinquent fees are paid.
  • ​After a 30 day notice of such a delinquency, the Board of Directors has the right to file a Notice of Lien and proceed with the provisions of Vermont law.

  • The Declaration of Protective Property Rights ("DPPR") for Alpenwald Village, Inc. may be reviewed in its entirety by clicking on the button to the left. An excerpt of the most frequently asked questions pertaining to the DPPR is as follows:
  • ​
  • Alpenwald Village Lots are for residential use only. Commercial business is not allowed.
  • ​Single family, no more than 2 stories with private garage or car shelter.
  • ​All building plans, fencing, walls or structures and any changes, remodeling, alteration or addition shall require the approval in writing from the Board.​
  • All plans must meet the requirements of the town of Readsboro or the town of Stamford and the state of Vermont.
  • ​No Commercial vehicles, construction or like equipment, mobile or stationary trailers on a lot unless approved in writing by the Board.​
  • No structure of a temporary character or trailer shall be used on any lot at any time as a residence or otherwise.
  • No Camping

Every structure must conform to the following minimum standards:
  • The ground floor must be at least 600 sq. ft. and have a design in harmony with other houses.​
  • All residences must have private inside bathroom facilities.​
  • All sanitary plumbing and sewage disposal systems shall conform to Town laws and the state of Vermont.​
  • All structures shall be completed on the exterior within 6 months from start of construction.​
  • No storage of construction materials unless the owner is ready to start construction.
