Q: Why do I need to request a re-sale certificate prior to selling my home or parcel?
A: As provided in the By-Laws, AVI maintains a right of first refusal on the sale of any property. Upon the request for a re-sale certificate, AVI will research the parcel in question to determine if there are any outstanding association fees or liens held by AVI on the property. Upon determination that there are no outstanding issues with the parcel, AVI will issue a re-sale certificate. If there are any outstanding fees, these must be settled prior to receiving a re-sale certificate. Closing on a parcel of land or home that is part of the Alpenwald Village Association cannot be completed without a re-sale certificate.
Q: How do I request a re-sale certificate?A: A re-sale certificate request form that can be found on this website and must be completed and returned to the Board in order to receive a certificate. You may complete the request and submit via email to alpenwaldvillageinc@gmail.com or by sending to our address listed in the contact section of this website.
Q: How are the roads in Alpenwald Village maintained?A: Each year the contract for road maintenance is put out to bid by the AVI Homeowner’s Association. The maintenance of the roads throughout the entire year is calculated into this bid (which includes but is not limited to; snow removal, grading as necessary, ditch and drainage clearing as required).
Q: How much does each Board member of the homeowner’s association make?A: Zero. Each Board member has a full time job outside of Alpenwald Village and performs their duties as a member of the Board of AVI strictly on a voluntary basis.
Q: What does my annual homeowner’s association assessment pay for?A: The majority of the fees collected pay for road maintenance. From time to time there are legal fees that are incurred but this is kept to a minimum as much as possible. In 2018, funds were used to re-build the mailbox shed as it had become a danger and was not previously ADA compliant. Financial statements are provided quarterly to members at regularly held board meetings.

Q: Why can’t I camp on a parcel of land that I own?A: AVI is a private community that prides itself on maintaining a quality of life and standard of living that is beneficial to all of its residents. When AVI was formed, the Declaration of Property Rights was written to outline certain deed restrictions with this in mind. As noted in the Declaration of Property Rights and enforced by the Board, buildings must have a minimum dimension, must have indoor plumbing and running water.
